With most Marion County properties on septic, a septic inspection is a regular part of many home sales here. Buyers want to know what they're getting, and sellers want to avoid surprises that delay closing.

An inspection usually includes locating and opening the tank, pumping it so its condition can be seen, checking the baffles and outlet, and looking over the drain field area. Ask for a written report you can share with your agent, buyer or lender.

If you are buying or selling a home with a septic system, an inspection gives everyone a clear picture before closing. Lenders, buyers and agents often ask for one, and a pump-out usually happens at the same visit so the tank walls, baffles and outlet can be seen. Booking it early keeps it from holding up the closing date.

Septic is the norm here, not the exception. The Florida Department of Health's water management inventory counted about 62 percent of Marion County's built parcels as known or likely septic in 2022, and the county had roughly 125,000 septic systems in 2019, the third most of any Florida county, according to the Ocala Gazette citing the Department of Health. Statewide, DEP estimates about 2.6 million systems serve around 30 percent of Floridians.

Florida's septic standards are set in Chapter 62-6 of the Florida Administrative Code, which was Chapter 64E-6 until the Clean Waterways Act moved the program from the Department of Health to the Department of Environmental Protection in 2021. In Marion County, permitting and inspections for septic systems moved to DEP on July 1, 2025, according to DEP. If a repair or replacement needs a permit, the septic professional handling your job will know the current process. This page is general information, not legal advice.
